Any renovation of a space a business trades from: a restaurant, a shop, a salon, a studio or a showroom, rather than a home. It is also called a commercial fit-out, especially when a new tenant takes over a bare unit. The work has to suit the trade, take daily customer traffic and meet the rules of the building it sits in.
In a mall that means the landlord's fit-out guidelines, which set the working hours and what has to be approved before work starts. MD Projects has built in malls from ION Orchard to Changi Airport and plans every programme around them.

Often, and which one depends on what the works touch. Most mall renovations need the first two; the last two apply only to some jobs. Handling the permits your works need is part of every MD Projects job.
Every mall and most commercial buildings have their own fit-out guidelines. The landlord approves your drawings before work starts and sets the working hours, usually overnight, with noisy works held to tighter windows. In a strata-titled building, such as an office or industrial block with many owners, the management corporation (MCST) approves them instead, under its by-laws, usually against a refundable deposit and the contractor's insurance.
Moving internal partitions or altering sprinklers and alarms in a shop or office that already holds a fire safety certificate is a minor addition and alteration. A Qualified Person lodges it with SCDF through CORENET before work starts, and a Registered Inspector certifies it at the end.
Finishes, ceilings, non-load-bearing partitions and carpentry usually need no BCA submission. Anything that cuts, removes or loads the structure does: a Professional Engineer's plans must be approved by BCA before that work begins.
Turning a shop into a restaurant, or the reverse, needs no planning permission inside a shopping centre on commercial land. Elsewhere it may need URA's approval through GoBusiness, applied for before renovation starts and ideally before you sign the lease.

Yes. Many of our projects are a single mall unit or a counter, such as SHIHLIN at Compass One. Tell us the size of the unit and we will say straight away whether we are the right fit.
Mostly. "Fit-out" usually means fitting out a bare unit for a new tenant, and "renovation" means redoing a space that is already in use. We do both.
