How long does a restaurant renovation take?

Do you need a permit to renovate a restaurant in Singapore?

Yes. A restaurant renovation in Singapore needs SFA's concurrence with the kitchen layout, PUB approval for the grease trap, and fire safety clearance.

Food shop licence (SFA)

The operator applies on GoBusiness with a layout plan drawn to a metric scale, showing the kitchen equipment, exhausts, sinks and wash basins, and the boundary of the refreshment area. SFA reviews it within 7 working days. Its concurrence with the layout should come before sinks, hoods and exhausts are fixed in place, so the kitchen is built to the plan SFA saw.

Grease trap (PUB)

A food establishment that cooks needs a grease trap, sized to PUB's Code of Practice on Sewerage and Sanitary Works, and NEA's and PUB's approval is needed before it is installed.

Fire safety (SCDF)

Usually a short lodgement, not a full approval. If the works do not touch the unit's sprinklers, alarms or exits, a Registered Architect or Professional Engineer lodges them with SCDF as minor addition and alteration works through CORENET before work starts. Moving a sprinkler head or an alarm, or changing an exit route, needs full plan approval first.

When can a restaurant renovation happen in a mall?

Mostly after the mall closes. Malls set fit-out hours in their own tenant guidelines, usually overnight, with hacking, drilling and other noisy works held to tighter windows. MD Projects plans the programme around your mall's rules, and has built in malls from ION Orchard to Changi Airport.
